LaVida Apartments Frequently Asked Questions

LaVida Apartments is pet friendly. We welcome cats and dogs with a limit of two pets allowed per apartment home. We do not allow Pit Bulls or any mix combination of this breed. Based on our community’s location, there may be other breed restrictions that we follow in accordance with laws and local ordinances.

• Pet Rent is $25 per pet, per month.
• One-time pet fee is $500 for 1 pet and $750 for 2 pets.
• There is a $50 DNA Test required per pet.

We offer 7-15 month lease terms. Lease terms vary based on floor plan and availability.
 

One complimentary parking space is provided per apartment as part of the lease agreement, additional parking options are listed below. There is a one-time fee for car decals of $50/vehicle.

Verification of income will be required for applicants. RentGrow, our third-party screening system will automatically search The Work Number (“TWN”) to verify your income. If your employer does not participate in TWN, you will have the following options for income verification:

• Connecting your bank account which will be scanned for consistent deposits for verification, or
• Connecting your payroll provider for payroll verification, or
• Uploading recent paystubs for verification.

• Housing allowance documentation
• 2 recent bank account statements
• Offer letters
• Written verification or documents showing alimony, child support, commissions, or tips
• Tax forms
• Proof of assets

LaVida Apartments is zoned to the Miami-Dade School District which includes the schools listed below.

We accept a variety of sources of income.
 

Conducting any form of private business is strictly prohibited, including but not limited to short-term subletting and medical rehabilitation.
 

LaVida Apartments has electric vehicle charging stations located in the parking garage for resident use. Residents can access both types of chargers through the Tesla mobile app.
